Job description: A local authority based in Essex is looking for a Commercial Asset Manager/Surveyor to join their team. This is a full time, temporary ongoing agency role and the successful candidate will need a full MRICS qualification, experience with all aspects of asset/project management and ideally experience in a similar local authority role.

The main purpose of the role is to provide technical property support to the work of the Commercial Assets Team, to ensure that the operational and commercial property is managed in a commercially focused and effective way. This will include dealing with a vast spectrum of work from landlord and tenant, acquisitions and disposals, compliance, valuations for various client departments and advising on a vast array of regeneration and redevelopment projects.

The main responsibilities associated with the role are as follows;

To provide strategic and technical expertise for all valuation, lettings, acquisition and disposal activity.
To take a lead and senior role in commercially related buildings support requirements from all Directorates, including supporting the Assets and Resources Board (or equivalent) providing expert advice and support.
Prepare capital and revenue estimates for acquisition, disposal and leasing of all types of Council owned property.
Make recommendations for the disposal or retention of Council owned properties in accordance with the Council's criteria, and consequent arrangements for the disposal of surplus property by auction, tender, or private treaty as appropriate.
Negotiate terms for lease renewals, lease variations, rent reviews, licences and other matters concerning properties held or owned by the Council.
Negotiate terms for acquisition, leasing and for taking licences of all types of land buildings, by agreement and compulsory purchase powers including disturbance claims (excluding the housing programme).
