Job description: Building Surveyor, Oldham
A housing association based in Oldham are recruiting for a Building Surveyor to provide effective and high quality asset services that ensure properties are maintained in a good state of repair, so that value for money, efficiency, high quality and compliance with legislation is achieved.

The Role
The focus of the role is to provide effective and high quality asset services that ensure properties are maintained in a good state of repair, so that value for money, efficiency, high quality and compliance with legislation is achieved.
You will also need to identify trends in planned and reactive maintenance activities, highlighting common themes to inform decisions on the most effective means of repair or replacement which will be developed into planned, cyclical, maintenance and disrepair activities.
Key responsibilities will include:
*To establish the programmes required to deliver effective asset management through investment and repairs and maintenance projects to agreed standards and comply with legislation and statutory obligations ensuring a high level of customer satisfaction.
*Prepare project proposals, including option appraisals, feasibility studies, planned maintenance reports and specific defect reports including site inspections and surveys.
*Ensure that all complaints and requests for service are actioned provide a customer focused service to ensure that all the customers concerns have been identified and resolved.
*Monitor completed works and variations.
*Assisting in the preparation of work specifications, bills of quantities, drawings and all other contract and tender documents for contractors and consultants.
*Using computer based systems and where required, assist with the development and maintenance of computer based and manual office systems and records.
*Attending, presenting and reporting back from tenants/resident group meetings, boards and committees.
*To contribute to upkeep of the Asset/Property & Land Management databases, and implementing a comprehensive data collection programme of key building components, their condition and optimum replacement cycle.
*Improve cost effectiveness of our Planned Maintenance by evaluating components using whole life cycle costing principles. Ensure impacts are monitored and acted upon with regard to improving the responsive, batched and cyclic repairs services.

The Candidate
To be considered for the role you will require the following skills and experience:
*HND Building Studies or Equivalent.
*Hold a current valid driving licence and have a car available for work at all times (Essential Car User).
*To have Building/Maintenance and surveying experience.
*Experience in financial budgeting / monitoring.
*Experience of successful construction project delivery.
*Experience of carrying out Health & Safety risk assessments and knowledge of Health and Safety regulation relating to the construction industry (e.g. CDM Regulations, Gas Safety Regulations etc).
*Experience of successfully supervising and controlling work of contractors.
*Experience of working collaboratively with others to deliver high quality services to our customers.
*Design and draft of technical drawings.
*Ability to diagnose maintenance problems and to develop effective and efficient solutions.

The Contract
This is a full time role on a temporary contract which will run, initially, until the end of December, but could be extended.
