Job description: Responsible To:
Facilities Manager
Responsible For:
The post holder has little or no supervisory responsibility other than assisting in work familiarisation of other employees, including new employees.

Job Purpose :
To support the Facilities Manager in providing an efficient technical and general support service to the designated buildings to meet the needs of the service and customers. The post-holder will conduct building safety audits to ensure the Building Manager is in compliance with all statutory and Council requirements.
To ensure the efficient operation of properties, safe practices and record retention relevant to health and safety matters, monitoring the work of contractors.


Duties and Responsibilities:
*Receive agreed buildings into the Corporate Landlord portfolio considering due diligence and the main transfer criteria to protect both the Council and individual building occupants.
*Undertake regular non statutory inspections of all buildings to ensure all facilities are operating safely and efficiently.
*Conduct building audits for all sites within the Corporate Landlord remit to ensure compliance with all statutory and Council requirements. Audit statutory records on site and report on non-compliance. Ensure that all buildings are maintained in accordance with all relevant legislation and the Corporate Health & Safety Management System, including fire safety and security
*Carry out routine Fire Alarm tests at agreed locations, maintain accurate records and arrange required remedial work.
*Liaise between occupiers and the Strategic Assets and Statutory Maintenance Teams.
*Maintain comprehensive and accurate records relating to each building, record on the Tech Forge system and ensure that appropriate action is taken to remedy any defects.
*Complete risk assessments as required, including statutory fire risk assessments and liaise with the Council's Fire Safety Officer to ensure that appropriate action is taken to rectify any defects or omissions.
*Keep up to date records relating to nominated building managers.
*Monitor maintenance expenditure for each building.
*Investigate defects and faults reported to the Facilities Helpdesk and place orders for repairs as required, in compliance with the Council's financial and procurement procedures.
*Supervision of contractors on site where necessary.
*Building key holder duties, including agreed Corporate Landlord responsibilities.
*Be aware of individual responsibilities contained with the property leases and ensure these are complied with.
*Undertake non statutory maintenance, testing and inspection schedules to ensure all facilities are operating.
*Liaise with other stakeholders, including partners, external agencies, voluntary and community representatives, building tenants as required.
*Deputise for the Facilities Manager and Buildings Managers as necessary to supply a comprehensive and high quality facilities service,
