Job description: Job Title: Home Ownership Assistant
Locations: Islington, N1
Contract Type: Temp Ongoing
Work Pattern: Monday-Friday 37 hours per week
Start Date: ASAP
Home Ownership Assistants are responsible for providing front-line customer services, dealing with routine applications, queries and correspondence from tenants and leaseholders about home ownership issues such as Right to Buy, service charges, subletting and assignments (sell-ons). Home Ownership Assistants also assist officers in managing service charge accounts and ensuring that leasehold records are accurate and up-to-date.
Home Ownership Assistants are based in a number of different teams within Home Ownership Services e.g. annual service charge calculation or collection; major works consultation or collection; home ownership sales team.
Main tasks and duties -
*Deal with routine queries and correspondence from customers and their representatives in person, on the telephone and in writing about Right to Buy, annual and major works service charges, section 20 consultation and other leaseholder issues such as subletting and assignments.
*Process Right to Buy (and any other similar property purchase initiatives) applications in accordance with legislation and within statutory and other timeframes, including issuing instructions to valuers and legal services, monitoring progress and liaising with them as necessary.
*Assist in dealing with leasehold management service requests such as pre-assignment enquiries, notices of assignments/charge, copies of leases etc.
*Manage a patch of sublet properties, ensuring that leaseholders register their sublet and pay the appropriate fee.
*Ensure that records of Right to Buy applications, leaseholders and their sub-tenants, service charges, sell-on packs, notices of assignment/charge, section 20 consultation etc are accurate and up-to-date.
Essential Criteria:

*Knowledge (or ability to obtain knowledge) of current legislation, best practice relating to Right to Buy, service charges and leasehold management.
*Good IT skills, including a working knowledge of Microsoft Windows, Excel, Outlook and Word (essential) and housing management IT systems such as iworld (desirable).
