Job description: Housing Officer, Nuneaton
A local authority in Warwickshire are recruiting for a housing officer to provide an efficient housing management service to Council and Leaseholder owned proprieties within the Nuneaton and Bedworth area.

The Role
The focus of this role is to provide an effective and efficient housing management service incorporating all matters of tenancy management, lettings and enforcement. You will be expected to:
-Undertake a range of tenancy management duties including: Sign up's, property inspections for tenants giving notice or completing a transfer or mutual exchange, carrying out post tenancy visits to new and transferring tenants, accompanied viewings, investigations for tenancy amendments, managing the conversion of Introductory tenancies to Secure tenancies.
-Carry out investigations for abandoned properties and to liaise with other teams within the Council for evidence purposes
-Deliver a comprehensive anti-social behaviour service to customers and Leaseholders and other stakeholders, building effective partnerships with other bodies and agencies
-Represent the Council in Court in respect of anti-social behaviour and other proceedings
-Ensure that void properties are let promptly
-Ensure post tenancy visits are completed to achieve customer satisfaction targets
-Work in partnership with the Communities Team in the development of Sustainable Communities.
-To resolve customer enquiries and complaints about ASB/nuisance or other breaches in tenancy conditions.
-To assist with the management of the Council's mobile home sites.
-To secure the removal of unauthorised and abandoned vehicles.
-To assist with requests for adaptations from disabled tenants.
-To monitor and distribute customer fobs and report any system issues
-To assist with the appropriate action, in accordance with the Council's policies and procedures, where tenants owe rent, including attendance at evictions.
-To work closely with tenants to enable them to fulfill their tenancy conditions, contributing to increased sustainability of tenancies.
-Where appropriate, liaise with the Enforcement Team to resolve tenants' financial housing issues and associated housing debt.
-Ensure tenancy data remains up to date and is used to tailor service to the needs of our customers.

The Candidate
The role will demand the following experience:
-Be able to demonstrate an ability to understand, interpret and make decisions in matters of Housing Policy.
-Have an understanding of the issues of housing, estate management, health and safety and how these impact on the wellbeing of customers and the responsibilities of landlords
-Knowledge of issues affecting tenancy and leasehold management, rights and responsibilities and the enforcement of tenancy and leasehold conditions
-Champions the values of the Council and works across departmental boundaries and actively promotes the knowledge and services of the team.
-Must hold a current driving licence and have access to personal motorised transport which will be used for visiting tenants in their homes and carrying out estate inspections.

The Contract
This is a two month, full time contract, with scope to be extended depending on work load.
