Job description: Housing Officer, Solihull
An increase in work-load has created a vacancy for a Housing Officer within a prominent Midlands based Housing Association, the role will be generic, dealing with Tenancy Management and ASB across a very busy and challenging patch for an initial six-month period.

The Role
In this role, you will be responsible for providing a generic housing service within a defined area which includes dealing with ASB and all tenancy management issues. Your main responsibilities will include:
-Manage a variety of tenancy types / leases in accordance with the relevant tenancy agreement, lease, policy and procedures
-Investigate all cases of ASB in accordance with policy and procedures, gather evidence, take witness statements and prepare paperwork and case files for legal intervention and court attendance, when necessary. This may include using surveillance and camera equipment both overtly and covertly
-Prepare and serve Notices to Quit, Notice of Proceedings for Possession and Notices seeking Possession and provide statements for Court where applicable
-To recognise and take responsibility for administering safeguarding referrals for children and adults
-Complete comprehensive tenancy audits and timely tenancy reviews and take the appropriate follow up action
-Investigate reports that tenancies have been abandoned, sub-let / tenancy fraud and take appropriate action
-Investigate circumstances where a person has been left in occupation following a death, relationship breakdown or termination of tenancy or any reason where someone is an unlawful trespasser
-Respond to requests for tenancies to be surrendered, assigned or terminated.
-Respond sensitively but effectively with situations where a tenant has died or been admitted into a nursing home and the tenancy needs to be legally ended
-Investigate reports of smells, dirty, poor condition properties and take appropriate action
-Investigate report of animals left in empty properties and neglected or dangerous animals in tenanted properties and take appropriate action
-Manage applications for joint tenancies and mutual exchanges and make recommendations for approval or refusal

The Candidate
To be a success in this position, you will be expected to have significant knowledge and experience of managing the following tenancies and agreements: secure, introductory, fixed term, assured (non-short hold), non-secure, licence, and leasehold
You will also require the following skills and experience:
-Must be proficient with managing ASB using current tools and powers through to and including court
-At least 2 years Housing Management experience
-Extensive experience of dealing with issues relating to tenancy & estate management matters
-A comprehensive understanding of the Localism Act 2011 and the implications of this act for managing a range of different tenancy types
-Sound knowledge of the tools and powers available under the Anti-Social Behaviour Crime and Policing Act 2014
-Working knowledge of the importance of partnership working within the crime, disorder and ASB remit
-Experience of attending court hearings for all housing management issues where legal intervention is required and provide witness support as and when required
-Have the ability and confidence to challenge tenants and leaseholders who breach their tenancy agreement or lease and/or perpetrate ASB

The Contract
This is an initial six month contract and could potentially be extended.
