Job description: I am currently recruiting for a Housing Worker based in Paignton. The hours of work are Monday to Friday 9:30am to 3:00pm.

In this role as a Housing Worker you will be based at one scheme in Paignton but will work as part of a team with colleagues to provide Housing Support to people living at two other schemes as and when needed. You will be required to work alone for the majority of the time.

The main house you will be based at is a supported housing service offering accommodation for 7 residents in self-contained flats.
The others are supported housing service offering shared accommodation to 6 residents and to 4 residents.

Residents at all 3 services have occupancy agreements and are expected to move on from the project within an agreed timescale. The people in the services will all have additional needs such as mental ill-health, drug and/or alcohol use and some have a learning disability. All will have additional support for this.

Clients may need appropriate support, encouragement and advice according to their individual needs to enable them to settle into and maintain their accommodation and their own wellbeing, and later to move on.

Particularly important parts of this role are to ensure residents are paying their rent on time and that arrangements are made to pay off any arrears and to support residents through the move on process.

You will be supervised by the Torbay Homelessness Services Manager and training will be offered as part of our learning and development programme.

Duties to include, but not restricted to:

*Updating Open Housing system
*Receipt and logging of keys
*Pre void inspection and liaison of void work/completion
*Assessment of housing need
*Sign up with tenant and completion of tenancy agreement and CORE form
*Action under abandonment policies
*Action under ASB policy
*Management of tenancy, including notices, attendance at court and eviction
*Monitoring of rent accounts and remedial action under arrears policy
*Carrying out regular Health and Safety Assessments
*Co-ordinate and plan move on and resettlement.
*Be responsible for the delivery of housing management services and the safe running of the service on a day to day basis.
*Maximise rent and service charge income by ensuring that losses through arrears and voids are minimised through effective arrears recovery and void management
