Job description: My client based in Hampshire has a new position available for a qualified Investment Surveyor to join their team. This is a full time, temporary position and the successful candidate will hold a full UK driving licence and will hold a relevant professional qualification.

The main Purpose of this role is to guide and direct The Client to enhance capital and revenue income.

Background and Context

-The Client holds a varied property investment portfolio including industrial, office, retail, residential, land and other assorted property valued at £250m and which produces an annual rental income of c. £17m. The portfolio comprises around 302 assets and 535 interests including the directly managed Malls shopping centre. The rental income is a key contributor to the financial sustainability of the Client.

-Recognising the reputation and role that property related income has to play going forward, the Client agreed a new property investment plan in early 2017 including the provision of a further £30m for new investment acquisitions to grow the income base. Over the last 6 months the client has acquired £9m of new investments growing the rent roll by c. £750k pa. In addition, through lease re-gearing, pro-active management of the portfolio and disposal of underperforming investments the Client's strategy is to improve the performance of its portfolio.

-The Client now wishes to employ on an interim basis an experienced asset management/investment surveyor to strengthen the existing in house team (which is supported by external advisors as appropriate) in the implementation of the property investment strategy.

The Role

Working under the direction of the Asset Manager - Investment Portfolio the successful candidate will ideally have:

-The ability and experience to identify opportunities to enhance both capital and revenue income, particularly associated with a ground lease portfolio, and to progress lease re-gearing opportunities arising,

-The ability and experience to undertake analysis and options appraisals of property investments, bringing forward recommendations for acquisition, retention or disposal, and progressing initiatives to completion,

-Experience of landlord and tenant matters including rent reviews, lease renewals, surrenders and dilapidation's,

-Experience of lettings and sales including identifying appropriate repair or refurbishment works prior to marketing,

-An good understanding or experience of all aspects of property management including landlord's consent for assignment, sub-letting & alterations, service charge management, undertaking property inspections and lease compliance,

-Experience of undertaking rental and capital valuations including 'Red Book' asset valuations,

-A strong customer service ethos and the ability to engage constructively with tenants, internal colleagues and other key stakeholders,

-The ability to appoint & manage external advisors and managing agents.

The Candidate

-The ideal candidate will be MRICS qualified and have significant experience of working in an asset management/investment environment and with a strong understanding of effective property management,

-A desire to make a positive impact on the performance of the Clients investment portfolio and specifically to grow the rental income,

-Experience of working in a private sector environment as well as the public sector is preferred but not essential,

-Will have experience of managing complex multifaceted projects encompassing other internal teams,
