Job description: Lettings Officer
A housing association are recruiting for a Lettings Officer, who will work between their Swindon and Bristol offices and provide an efficient lettings service to all applicants for housing ensuring an assessment is completed with each new resident.

The Role
The focus of the role is to ensure that the lettings service performs against agreed targets and is positively promoted, keeping void periods to a minimum, ensuring homes are let appropriately and within target timescales. This will include the following responsibilities:
*Provide effective void management on a patch of properties in liaison with functional housing teams and other departments.
*Provide information and advice on how to end a tenancy and what is expected of the outgoing resident to reduce rechargeable works orders and to speed up the process of re-letting the properties
*Carry out in depth interviews with applicants to assess eligibility for housing. This includes a comprehensive affordability assessment and needs assessment. Gather financial information and provide figures on the cost of running the home to complete the financial assessment and calculate affordability. Provide advice and guidance to customers following this interview and decide on eligibility and offer of accommodation.
*Provide advice to applicants on tenure type, outline rights and responsibilities of the tenancy agreement with emphasis on paying rent in advance.
*Ensure that vulnerable applicant's needs are assessed and where necessary a support package is in place, or a referral has been made.
*Carry out accompanied viewings of empty homes with applicants, providing detailed information on the property, including advice on use of the heating system and other services in the home. Use communication and influencing skills to promote homes

The Candidate
Before applying for this role, please be aware the role requires work between Swindon and Bristol (approx.. 40 miles) so driving will be highly beneficial.
To be successful in the position, you will require previous working experience within lettings and strong knowledge of tenancy management and legislation.

The Contract
This is a full time role (37 hours) on an initial two-month contract with a strong chance of being extended.
