Job description: I am currently recruiting for a LiveSmart Manager based in Luton. This is a part time role working 28 hours a week. The working hours are Monday to Thursday 9:00am - 3:00pm and Friday 9:00am - 1:00pm. You must be a car driver as you may be required to cover schemes in Herts and Essex as and when required. You must also have a DBS.

The main duties of the role include :

*To be a key-holder for the building and ensure security of the communal areas and facilities
*To be the first point of contact and manage access to the building for residents, contractors and visitors
*Meet contractors on site and facilitate access to communal areas to carry out repairs, planned maintenance and servicing of facilities and plant equipment
*Allow access to utility companies for essential maintenance and servicing of equipment
*Manage and monitor the laundry facilities & communal areas
*Monitor and facilitate resolution of complaints relating to communal areas and facilities
*Monitor cleaning staff to ensure the property conditions are maintained and provide a welcoming environment
*Monitor and advise tenants on the management of their rent accounts and arrears
*Offering advice on keeping the property to a reasonable and hygienic standard
*Ensuring residents know how to use equipment that is provided
*Carry out regular inspections of the building to identify and resolve repair, maintenance and security issues
*Raise repairs, facilitate access and guidance to the affected areas for contractors
*Complete water testing in communal areas
*Carry out testing of communal emergency lighting and firefighting equipment in line with the associations health and safety processes
*Ensure that all actions identified in the fire risk assessment for the service are completed and access to the building is co-ordinated with the contractors
*Manage or provide gritting at the property in line with the service gritting plan as required
*Carry out health and safety inspections of the building and record the outcomes in line with service standards
*Monitoring accidents, incidents and near misses in line with the Clarion's health and safety procedures
*Ensure compliance with and the promotion of Clarion's health and safety policy/ procedures and legislation
*Deliver cover as required
*Ensure the safety and security of the property
*Ensure all health & safety, safeguarding and fire management concerns are reported immediately, and monitored as required.
*Access is provided to facilitate maintenance and servicing requirements to communal areas
*To show potential residents the property and communal areas, explain the LiveSmart service
*The sign up new resident to the tenancy agreement, explain how to use the communal facilities, the heating with the property, locks anything related to the property and scheme
