Job description: Neighbourhood Officer, Worcester
A large West Midlands based housing association are recruiting for a Neighbourhood Officer based in Worcester, to provide a customer focussed housing and estate management service to applicants and customers from all tenures. This will be working in accordance with all policies, procedures, current law, the HCAs National Standards and current best practice.

The Role
Your key duties within the role will include the following:
Arrears Prevention
-Take prompt and appropriate recovery action of rent and other debts
-Work with the Income Management Officers on recommendations for eviction where there is other solution or course of action to be taken
-Referrals for money advice support where needed
-Work alongside colleagues to prepare customers for the effect of future Welfare Reforms such as Universal Credit
Void Control
-Work with colleagues to manage the voids process efficiently, in order to minimise rental losses and void repair costs
-Maintain close and positive working relationships with Local Authorities, Councils, Housing associations and other statutory and voluntary agencies
-To carry out viewings with applicants and tenancy sign ups in situations where no other appropriate resource is available.
-Promote transfer, exchange and mobility schemes to ensure best use of the housing stock.
-Review housing needs with customers to make the best decision
Repairs and Maintenance
-Communication with Maintenance colleagues to ensure the quick resolution of repairs issues and complaints
-Working with Maintenance colleagues to ensure that repairs and maintenance timescales, priorities and procedures are explained to customers as appropriate
-Support maintenance colleagues on inspections of properties
-Log any repairs identified
-Monitor contracts for estate services and servicing contractors performance and any associated customer complaints
Development Liaison
-Make recommendations regarding future provision of home, including schemes proposed
-Attend consultation events, snagging, handover and retention inspections
Customer Consultation and Engagement
-Consult customers on all matters affection their tenancy
-Promote customer involvement opportunities
-Highlight customers with skills/experience that could benefit the organisation
Management of Tenures
-Provide a pro-active Housing Management service in the management of the property portfolio to prevent any breaches of tenancy and to ensure tenancy sustainability
-Ensure appropriate action is taken in relation to breaches of tenancy conditions
-Manage requests from customers to change tenancy
Estate Services
-Carry out estate inspections and use prescribed format

The Candidate
To be considered for this role you must have higher level education (post A level), or equivalent through training/experience. A good knowledge of all legislative and regulatory frameworks used in the social housing sector, experience working for a housing service provider which involved regular interaction with the public.

The Contract
This is a contact starting ASAP up to 24th December 2018, working 37 hours per week, Monday to Friday.
