Job description: A London Housing Association are looking to recruit a Property Manager on a long-term temp contract, with an ASAP start, based in Croydon. The individual with be responsible for the delivery of a professional block and tenancy management services within a designated area. To work collaboratively with the other PMs in the delivery of the clients 'patchless' property management service across the entire home ownership department's stock. Ensuing that their area's estimated service charge calculations and reconciled service charge accounts are checked and scrutinised to make sure they are correct in all respects.

The Role
Your key duties within the role will include the following:
-To provide an effective and efficient block and tenancy management service to home owners and leaseholders in line with all legal, contractual, regulatory requirements and good and/or best practice.
-To make sure that all critical block management requirements are dealt with in a proper professional manner wherever possible working to the best industry standards being accountable for the appearance of our estates.
-To ensure that home owners are complying with the covenants that they are bound by in the pursuit of good estate/block management and to safeguard the rights of all residents
-To assist other teams with complex enquiries from homeowners or others relating to leasehold and Shared Ownership properties, including service charges and defects, taking the lead as may be required
-To ensure that home owners are kept informed and consulted in line with legislation including service charges and major works.
-To monitor the performance of service and maintenance contractors and others who provide a service to home owners living in homes built or otherwise facilitated by the client and liaise with the Contract Manager where the required standards are not met or other issues are noted.
-Check and scrutinise leaseholder's estimated service charge calculations and reconciled service charge accounts for a designated area to make sure they are as appropriate and accurate as reasonably possible.

The Candidate
To be considered for this role,
-Member of the IRPM or RICS or willingness to achieve membership. (E)
-Leasehold block management experience including managing blocks in mixed tenure environment (E)
-An understanding of the legal aspects of leasehold law and regulations, or the ability to quickly get such an understanding (E)
-Working knowledge of Landlord and Tenant Acts, Statutory Instruments and Regulations. (D)
The Contract
This is a full-time role for roughly 12 weeks, ASAP Start, 36 hours per week.
