Job description: Property Management Officer (PT), Southend
A large housing association are recruiting for a Part Time Property Management Officer to cover a period of long term sickness, providing on a 3 day per week basis, in Southend.

The Role
The focus of the role is to provide an excellent property management service to tenants, this will include the following responsibilities:
*The effective and efficient management of day to day repairs, in liaison with Property Services and contractors. Ensuring that Service Managers are informed of the progress of repairs requests and likely completion dates.
*Tenancy compliance - making sure service users comply with their conditions of tenancy promoting and encouraging 'positive' tenant behaviours through early intervention and where necessary legal enforcement action.
*Lead, manage and supervise Service Managers of Leasehold & sheltered housing in developing, improving and maintaining quality of services provided.
*Management of a housing caseload, to include visiting the services, being the front line contact for service users in all aspects of housing management and ensuring there involvement in the services they receive.
*Ensure that tenancy management processes are managed in accordance with Estuary policy and procedure, required legislation, adhering to good practice and taking all necessary steps to ensure that any breach of tenancy is remedied and keeping relevant persons informed. Guidance as necessary.
*Respond to complaints and enquiries and / or to provide reports to assist with the response to complaints.
*To liaise with local authorities, statutory bodies and other agencies on housing related matters and to represent the Association at meetings as directed.
*To attend as appropriate meetings & court proceedings on behalf of the Association.
*Working within a performance driven environment, being aware of appropriate targets and KPIs and completing monthly reports on those KPI's and completion of data for the National Housing Federation.
*To ensure properties are re-let with the minimum of delay with particular emphasis on pre-allocation, attending meetings (nominations), sign ups, following procedures and liaison with colleagues as necessary.

The Candidate
To be considered for the role, you will be an experienced housing professional with staff management experience and ideally exposure to working with tenants with care and support needs. You will also need to have an existing DBS check for working with vulnerable adults, and as this post also requires travel throughout the region, a full clean driving licence and own vehicle are essential (mileage is paid).

The Contract
This is an initial three month contract, on a part time basis, working 9-5, 3 days per week. This has to include Monday and Friday but the third day is negotiable. You will be provided with a free parking permit for the town centre car park, but this requires an £85 security deposit upfront which will be refunded upon completion of the contract.
