Job description: Sales Consultant (Staircasing & Resales)
A large housing association are recruiting for 3 Sales Consultants to join their Staircasing & Resales team in Bristol, to deliver a seamless and transparent shared ownership sales service - providing an excellent experience to customers wishing to sell their existing shared ownership home, buy more shares in their property or exercise the Right to Buy/Right to Acquire.

The Role
The focus of the role is to deliver a seamless and transparent shared ownership sales service - providing an excellent experience to customers wishing to sell their existing shared ownership home, buy more shares in their property or exercise the Right to Buy/Right to Acquire. You will also provide technical support and tailored advice about the purchase/sale and take responsibility for a portfolio of transactions. In this role, you will be required to:
*Take responsibility for providing an excellent existing shared ownership sales progression and completions service by proactively progressing a portfolio of live transactions from application/advertisement through instruction and completion.
*Ensure compliance throughout the sales transaction with all relevant leasehold legislation and shared ownership best practice, planning documents, requirements of the Capital Funding Guide, Money Laundering regulations, Property Misdescriptions Act and other relevant industry knowledge.
*Provide specialist leasehold advice for the service area, considering the sales individual circumstances and customers future relationship with the client
*Provide confirmation of any restrictions affecting the transaction by reviewing the lease, freehold transfer and relevant planning documents such as Section 106 agreements, nominations agreements, unilateral undertakings, etc.
*To review and approve RICS valuations ensuring the report accurately reflects current market value as well as the requirements of the shared ownership lease and the Capital Funding Guide. Take responsibility for requesting valuation exemptions from Homes England as required.
*To lead in any valuation disputes and follow the dispute resolutions process as required.
*Review legal documentation and completion packs for inaccuracies and authorising the signing and sealing process by The Client's Company's Secretary team.
*Ensure agreed performance targets are achieved with emphasis on income maximisation and arrears recovery.
*Organise own time and workload effectively to achieve deadlines and targets, adopting a flexible approach to cover areas of work for colleagues as needed.
*Take responsibility for minimising all types of risk to your portfolio of transactions. With particular emphasis on customer service, financial assessments and income recovery, compliance with the terms of the Lease as well as tenure specific legislation.
*To update the Staircasing and Resales team weekly on your portfolios progression, ensuring performance standards are met, progress is recorded and work is distributed effectively across the team.
*To hold, maintain and keep up to date with technical knowledge and best practice in this field. To have full awareness of legislation which will impact on the delivery of the service and any updates/changes.
*To work closely with the wider Home Ownership team to ensure effective management of The Client's blocks and estates and resolve resident arrears during transactions.
*Deliver the Staircasing and Resales team's strategic targets and contribute to The Client's wider objectives.

The Candidate
To be considered for this role, it is essential that you have previous working experience of the property sales process. Previous shared-ownership experience would be highly beneficial, but Estate Agent / Sales Progression experience would also be suitable. The role will support the staircasing process, you will ideally have an understand of the process
Aside from this direct experience, you will also need excellent customer service skills and be highly organised. The role is office based, so will not require a driving license.

The Contract
These are three temporary contracts, on initial 2 month contracts, with a strong chance of being extended. The roles are full time, working 37 hours per week, between 8:30 and 17:00 Monday to Friday.
