Job description: Tenancy Support Officer, Suffolk.
Service Care Solutions are currently recruiting for a Tenancy Support Officer covering Bury St Edmunds and Ipswich, in Suffolk. As a Tenancy Support Officer based in Suffolk you will have a proven track record in managing tenancies and providing a high quality tenancy sustainment service to single homeless people. As this role involves working with the homeless and carrying out joint need and risk assessments, experience of working with the homeless and / or welfare system will be highly beneficial.
Key responsibilities in this role include:
-Provide regular outcome focused support sessions to tenants to ensure they maintain their tenancy
-Carry out interviews with new or existing tenants either face-to-face or via the telephone to provide support and guidance.
-Give welfare benefits advice to maximise tenants income and refer tenant to external agencies where relevant
-Liaise with Landlords on tenancy issues, including providing access for repairs and inspections
-Liaise with providers, mental health teams, DAAT, floating support, housing teams and other agencies
-Take legal action against illegal occupant, sub-letting and squatters
-Sensitively and effectively, deal with stage one complaints
-Carry out routine visits to all tenants / properties and report maintenance issues both internal and external.
-Investigate / identify tenant damage and take the necessary action
-Negotiate with landlords or lease renewals promoting the benefits of renewal against hand-back
-Serve Notices for rent arrears, lease end, Local Authority discharge of duty and any other breach of tenancy issues, and swear affidavits where necessary
-Agree the instigation of the Bailiff
-Attend evictions to ensure vacant possession and obtain the Bailiff warrant.
Due to the nature of the clients and service users, to apply for this role you will require an enhanced DBS on the Update Service.
This is a temporary ongoing vacancy with a view to becoming permanent.
