Job description: Voids and Lettings Officer, Bromley
A large housing association are recruiting for an Available Homes Officer to manage the process of re-letting their void properties from the moment they become available until they are re-let.

The Role
The key objective of this role is to minimise the time a property remains empty by ensuring it is let as quickly as possible while providing a good quality service. Key responsibilities will include:
*Accountable for the timely and appropriate letting of properties to minimise the loss of rental income to the association.
*Manage the end of tenancy process once a customer notice is received or a property has been repossessed, and attempt to retain tenants that have maintained their tenancy well.
*Liaise with Neighbourhood teams, Repairs team, contractors and Development to ensure that properties are ready to let, and are let, quickly and within target timescales.
*Advertise our properties quickly either directly or via a local authority under the terms of our nomination agreements.
*Work closely with local authorities to ensure that we offer our available homes to those most in need and in accordance with our agreements with them.
*Manage the process of shortlisting and arranging viewings efficiently and effectively.
*Prepare the tenancy agreement and arrange for the sign up of applicants, including in-notice viewings with the current tenant.
*To develop a good understanding of local housing markets and provide advice to the Customer Support team on levels of demand for properties where a tenancy is subject to review.
*Provide advice to customers on areas where properties are, or are likely to become, available to meet their needs, and process their applications where we hold a local register.
*Provide housing options advice to customers who are reaching their end of their existing fixed term tenancy with Clarion as required.
*Work with neighbourhood teams and asset management to identify properties and areas that are becoming hard-to-let and contribute towards solutions.
*Activate the tenancy post sign up, and process the sign up documentation and CORE forms accurately and on time.

The Candidate
To be considered for the role, you will require the following skills and experience:
*Have strong experience of the full voids and lettings process
*Knowledge of Choice Based Lettings systems, Allocations, and the use of Local Lettings Plans.
*Experience of Microsoft Dynamics CRM will be highly beneficial
*Excellent team working skills and willingness to contribute ideas for improvement
*Demonstrates the ability and motivation to achieve results
*Confident and able to challenge in a positive and constructive manner
*Resilient and able to respond to change and new ways of working positively
*Excellent communicator, able to adapt approach to the audience
*Able to develop effective working relationships with colleagues across the organisation and external agencies.
*Experience of and ability to thrive in, a busy working environment to deliver challenging performance targets

The Contract
This is a full time role, working 36 hours per week, on a temporary contract running until mid-January, initially, though there is a strong chance of being extended.
