I am currently working on behalf of a respected Greater London Local Authority to recruit an experienced Building Maintenance Surveyor to join their Housing Repairs & Investment team.
This is an excellent opportunity for a motivated surveying professional with a strong background in responsive repairs, contractor management and housing maintenance to play a key role in maintaining and improving the council's housing stock. Working within a busy, customer-focused environment, you will be responsible for ensuring repair and maintenance works are delivered to the highest quality standards while driving excellent resident satisfaction and service performance.
You will oversee the quality of responsive repairs and maintenance works, ensuring all projects are completed in line with specifications, contractual requirements, health and safety legislation and council standards.
You will also play an important role in ensuring new build handovers are completed free from defects, overseeing specialist installation works including fibre optic broadband and mobile phone mast installations, and supporting the delivery of strategic asset management objectives across the housing portfolio.
This is a varied position requiring excellent technical knowledge, strong contractor management skills and the ability to build positive relationships with residents, colleagues and external stakeholders.

Key Responsibilities:
- Ensure responsive repairs are completed to a high standard, in accordance with specifications and with a strong focus on resident satisfaction.
- Carry out post-inspections of completed repairs to ensure compliance with specifications, health and safety requirements and contract conditions.
- Supervise contractors and consultants on site, ensuring the effective and efficient delivery of responsive repairs, planned works and strategic asset management services.
- Inspect new build handovers, identifying defects and ensuring properties are completed to the required quality standards.
- Monitor fibre optic broadband and mobile phone mast installation works to ensure compliance with quality standards and fire safety requirements.
- Prepare specifications and scopes of work following property inspections.
- Validate completed works and contractor invoices to ensure value for money, budget control and efficient programme delivery.
- Liaise with colleagues across Repairs & Investment, Housing Services and other Council departments to support the procurement and successful delivery of maintenance programmes.
- Contribute to achieving Repairs & Investment business objectives, Key Performance Indicators (KPIs) and service performance targets.
- Carry out stock condition surveys and maintain accurate asset information.
- Inspect garages and other housing assets, ensuring refurbishment works are delivered to a high standard.
- Provide technical advice to tenants and leaseholders regarding alterations and improvements.
- Prepare technical reports, respond to complaints and Member enquiries, and represent the service at meetings, committees and panels where required.
- Attend court on behalf of the Council and act as an expert witness on property-related matters when necessary.
- Work closely with Residents' Groups, elected Members and key stakeholders to promote excellent customer engagement and continuously improve resident satisfaction.
- Support the development of policies, procedures and service improvements that enhance efficiency, compliance and customer focus.
- Deputise for the Quality and Performance Manager as required.
- Experience working as a Building Surveyor, Maintenance Surveyor or Property Surveyor within a local authority, social housing or public sector environment.
- Strong knowledge of responsive repairs, planned maintenance, building construction and housing asset management.
- Experience supervising contractors, inspecting completed works and ensuring high-quality service delivery.
- A good understanding of building regulations, health and safety legislation and statutory compliance.
- Experience preparing specifications, technical reports and managing contractor performance.
- Excellent communication and stakeholder management skills, with the ability to build positive relationships with residents, contractors and internal teams.
- A proactive, organised and customer-focused approach with the ability to manage a varied workload and meet deadlines.
- Experience carrying out stock condition surveys.
- Knowledge of housing disrepair and property compliance.
- Professional qualification in Building Surveying or a related construction discipline.
- Membership of a relevant professional body.
