Service Care Construction are currently recruiting for an experienced Contracts Manager to join a property services team, overseeing the successful delivery of repairs, maintenance, adaptations and minor capital works.
This is a hands-on management role, responsible for leading teams, managing contractors and client relationships, and ensuring works are delivered safely, efficiently, within budget and to the required standards.

Service Care Construction are currently recruiting for an experienced Contracts Manager to join a property services team, overseeing the successful delivery of repairs, maintenance, adaptations and minor capital works.
This is a hands-on management role, responsible for leading teams, managing contractors and client relationships, and ensuring works are delivered safely, efficiently, within budget and to the required standards.
The Role
- Manage and oversee employees delivering repairs, maintenance, adaptations and minor capital works.
- Ensure works are appropriately inspected, specified and valued in line with budgets, contracts and specifications.
- Manage client relationships and ensure KPIs and performance targets are achieved.
- Ensure works are completed on time, within budget and to the required quality standards.
- Ensure compliance with all relevant health & safety legislation, policies and procedures.
- Carry out and oversee health & safety audits, risk assessments, safe systems of work and toolbox talks.
- Manage directly employed staff and subcontractors, holding them accountable for cost, quality, health & safety, timescales and customer satisfaction.
- Monitor and manage budgets, variations, extensions of time and invoicing.
- Drive value for money and identify opportunities to improve service efficiency and performance.
- Oversee the planning and scheduling of works and ensure accurate records are maintained.
- Monitor performance data and report against agreed KPIs and service programmes.
- Manage customer complaints and issues effectively and within agreed timescales.
- Ensure relevant statutory and regulatory requirements are met, including CDM, Asbestos and other regulations relating to planned and maintenance works.
- Provide strong leadership, coaching and development to create a high-performing team.
- Work closely with clients, residents, contractors and internal stakeholders.
- Identify opportunities for service improvement, innovation and new workstreams.
The successful candidate will ideally have:
- Significant experience managing repairs and maintenance services, preferably within a housing/property environment.
- Experience managing teams in a performance-driven environment.
- Strong contractor and contract management experience.
- A good understanding of statutory and regulatory requirements relating to property maintenance.
- Knowledge of CDM, Asbestos and Health & Safety requirements.
- Experience managing budgets, KPIs and service performance.
- Strong project management and organisational skills.
- Excellent communication and stakeholder management skills.
- Good IT skills, including Microsoft Office and asset management/database systems.
- The ability to lead, motivate and develop a team.
- A commercially focused approach with an understanding of value for money.
- A full UK driving licence and the ability to travel to other locations when required.
- Asset management database experience.
- A trade background or relevant technical qualifications.
- Experience delivering planned maintenance or servicing programmes.
