Service Care Solutions are currently recruiting on behalf of a Council in Kent for an Estates Surveyor to join their Corporate Property and Projects team.
This is an excellent opportunity for an experienced Estates professional to support the management of the Council’s commercial property portfolio and play a key role in delivering both investment and social value across a varied estate.
The successful candidate will support the Estates Manager in the day-to-day management of the Council’s land and property portfolio, whilst also deputising where required.
You will take the lead on a range of landlord and tenant matters, lease renewals, rent reviews, acquisitions and disposals, schedules of condition, dilapidations and the management of industrial and commercial estates.
The role will also involve helping to develop the Council’s commercialisation strategy and ensuring the portfolio is being effectively managed to maximise returns and meet service objectives.

Responsibilities
- Support and deputise for the Estates Manager where required
- Lead on landlord and tenant matters including lease renewals, rent reviews and negotiations
- Prepare and agree schedules of condition, interim schedules and dilapidation schedules
- Negotiate with outgoing tenants and their representatives to secure settlements or compliance
- Assist with the acquisition and disposal of land and property
- Manage tenant issues including neighbour disputes, vandalism, security and repairs matters
- Undertake inspections of land and property for valuations, condition surveys and covenant compliance
- Assist in the management of industrial and commercial estates, leases, licences, easements and release of covenants
- Prepare reports and present to Committees, Members and working groups
- Instruct Legal Services and external solicitors on property matters
- Support the Council’s rates mitigation strategy through external consultants
- Line manage the Business Support Officer – Estates
- Significant experience within Estates Management, Commercial Property or Surveying
- Strong knowledge of landlord and tenant legislation and negotiations
- Experience of lease renewals, rent reviews, acquisitions, disposals and estate management
- Ability to manage a varied property portfolio and deal with a range of commercial tenant issues
- Experience preparing reports and presenting to senior stakeholders and Members
- Strong communication and negotiation skills
- Experience using property systems, Excel and Microsoft Office
- Relevant property, surveying or estates qualification or significant equivalent experience
- MRICS or working towards chartership would be advantageous
- Full UK Driving Licence and access to a vehicle
