• Hours: 37 hours per week
• Contract: Temporary
• Rate: £24.46 per hour PAYE / £31.13 per hour Umbrella
• Location: Hybrid, with approximately 1 day per week in Southampton required for property inspections
• Portfolio: Primarily Education and Leisure properties

Working on behalf of a Local Authority, we are currently recruiting for a Management Surveyor to join their newly reorganised Property Management function.

This is an excellent opportunity for an experienced Estates or Management Surveyor to take responsibility for a predominantly operational property portfolio, with a particular focus on Education and Leisure properties.

The role offers a varied workload covering property management, lease and tenancy matters, valuations, negotiations and stakeholder management, including dealing with historic and complex property arrangements.

As a Management Surveyor, you will provide professional property management and surveying advice across the Local Authority's operational portfolio.

Your responsibilities will include:

• Managing a portfolio of operational properties, primarily within the Education and Leisure sectors.
• Undertaking property inspections and providing professional surveying advice.
• Carrying out capital and rental valuations where required.
• Providing evidence of recent experience in rental valuation.
• Managing leases, licences and other property agreements.
• Managing and negotiating co-location arrangements.
• Investigating and regularising historic and complex lease arrangements.
• Determining and negotiating new rental values where existing arrangements need to be regularised.
• Conducting negotiations with tenants, occupiers and other stakeholders.
• Preparing clear and comprehensive property reports and recommendations.
• Consulting with internal and external stakeholders and managing competing interests.
• Working closely with other Council services, professional advisers and relevant stakeholders to resolve complex property matters.
• Providing professional advice on property management and estate matters.
• Maintaining accurate property and lease records and ensuring appropriate documentation is in place.
• Supporting the effective management and optimisation of the Council's operational property portfolio.

We are looking for an experienced Estates Surveyor, Management Surveyor, General Practice Surveyor or similar property professional who can demonstrate strong practical experience across property management and valuation.

You should have:

• Proven experience in an Estates or Management Surveyor role.
• Recent, demonstrable experience undertaking rental valuations – this is an essential requirement.
• Experience managing leases and other property agreements.
• Strong understanding of landlord and tenant matters.
• Experience dealing with lease negotiations, rent determination and property transactions.
• Experience handling complex or historic property matters and bringing arrangements to a satisfactory resolution.
• Strong negotiation and influencing skills.
• Excellent report writing and communication skills.
• Experience consulting with and managing the interests of multiple stakeholders.
• Ability to work independently and manage a varied workload.
• A professional and commercially minded approach to property management.

Experience within a Local Authority or wider public-sector property environment would be advantageous.
