£36,986 per Annum Join one of the South of England’s leading housing providers as a Homeowner Services Officer, managing a diverse portfolio of leasehold, freehold, and shared ownership homes. This is an excellent opportunity to take ownership of your patch and deliver a high-quality, customer-focused service to homeowners across Bracknell. THE ROLE
As a Homeowner Services Officer, you’ll take responsibility for managing leasehold and shared ownership properties, ensuring all services provided are responsive, efficient, and compliant. You’ll act as the main point of contact for lease-related matters, providing specialist advice and taking the lead on resolving issues.
Key responsibilities include:
  • Managing a portfolio of leasehold, freehold, and shared ownership homes, taking full responsibility for leasehold management.
  • Providing expert advice on lease covenants, subletting, alterations, and lease variations.
  • Investigating and resolving lease breaches, taking enforcement or court action where required.
  • Supporting with Section 20 and QLTA consultations and managing leaseholder observations.
  • Ensuring accurate service charge setting, scrutiny, and recovery, optimising income for the business.
  • Representing the organisation at First Tier Tribunals in relation to leasehold disputes or challenges.
  • Working closely with resident associations and other stakeholders to support estate improvements and planned maintenance programmes.
THE CANDIDATE
The ideal candidate will have previous experience in leasehold or homeownership management, ideally within a housing association or local authority environment. You’ll be confident in interpreting leases, managing service charges, and handling complex leaseholder queries with professionalism and empathy.
You will also have:
  • In-depth knowledge of leasehold and shared ownership legislation, including the Commonhold and Leasehold Reform Act 2002 and the Landlord and Tenant Act.
  • Experience managing assignments, consents, enfranchisement, and lease extensions.
  • Strong understanding of service charge processes, including consultation and recovery.
  • Ability to handle difficult or sensitive situations calmly and effectively.
  • CIH or IRPM qualification (or working towards one) highly desirable.
THE CONTRACT
Working Hours: 37 hours per week
9:00am – 5:00pm, Monday to Friday
Length of Contract: Permanent
