Rate: £38.87 per hour PAYE / £45.00 per hour Umbrella

We are currently recruiting for an experienced Maintenance Surveyor to work on behalf of a housing association across Penge and the surrounding areas of Greater London.

This is an excellent opportunity for a qualified surveying professional with strong experience across social housing repairs and maintenance, including responsive repairs, voids, disrepair and complex works.

The successful candidate will be responsible for carrying out inspections, preparing technical reports, managing contractors and ensuring repairs and maintenance works are delivered to a high standard, on time and within budget.

Key Responsibilities
  • Carry out pre- and post-inspections for responsive repairs, voids and cyclical works.
  • Undertake diagnostic inspections, surveys and prepare detailed technical reports.
  • Manage and monitor contractors to ensure works are completed on time, to specification and to the required quality standards.
  • Provide technical advice relating to building defects, repairs and maintenance.
  • Manage responsive repairs, voids, disrepair, major/complex works, FRA-related works and aids & adaptations.
  • Manage and monitor legal disrepair cases and Environmental Health Orders where required.
  • Inspect and manage insurance claims, including property inspections, decants and liaison with loss adjusters and insurance teams.
  • Carry out major void inspections and ensure properties are returned to the required lettable standard.
  • Monitor contractor performance, challenge poor workmanship and ensure value for money.
  • Review contractor invoices and payment requests, identifying and resolving discrepancies.
  • Monitor expenditure and help control an area-based repairs and maintenance budget of approximately £2m.
  • Ensure all works comply with relevant health & safety, asbestos, statutory and regulatory requirements.
  • Liaise effectively with residents, leaseholders, contractors, consultants and internal stakeholders.
  • Maintain high levels of customer satisfaction and take ownership of issues through to resolution.
  • Produce accurate technical and financial reports.
  • Support the handover of new developments, providing technical oversight and quality control through to completion and the end of the defects period.
The ideal candidate will have:
  • A Level 3 Diploma in Surveying, Property or Maintenance, or equivalent.
  • Membership of a relevant professional body such as RICS or CIOB.
  • Strong experience within social housing repairs and maintenance.
  • Good knowledge of building construction, building defects, building standards and relevant legislation.
  • Experience carrying out property inspections, pre/post inspections and technical surveys.
  • Strong knowledge of responsive repairs and voids within a housing environment.
  • Experience managing contractors and monitoring performance, quality, cost and programme.
  • Understanding of social housing legislation and regulatory requirements.
  • Experience dealing with disrepair and complex repairs would be highly advantageous.
  • Good financial and budget management awareness.
  • Strong written and verbal communication skills.
  • The ability to produce clear and accurate technical reports.
  • Strong negotiation and stakeholder management skills.
  • Good IT skills, including Microsoft Word, Excel and PowerPoint.
  • The ability to work independently, manage competing priorities and meet deadlines.
Desirable
  • Degree-level qualification in surveying, construction or a related discipline.
  • Previous experience working for a housing association or local authority.
  • Experience with aids and adaptations, insurance claims, FRA works or major/complex repairs.
  • Full UK driving licence and the ability to travel across the operational area.
