Pay Rate: £29.86 per hour Umbrella | £23.33 per hour PAYE ex Holiday
Contract: Temporary
Hours: 35 hours per week

Service Care Solutions are currently recruiting for a Regional Facilities Manager to join a property and facilities management team.

This is a varied role combining property management, facilities management, compliance, financial management and stakeholder management across a mixed commercial property portfolio.

The successful candidate will be responsible for ensuring properties are safe, compliant, well maintained and operating efficiently, while also overseeing the performance of an external managing agent responsible for commercial buildings.

Key Responsibilities:

• Oversee and performance-manage the appointed external managing agent, ensuring contractual obligations, KPIs and reporting requirements are met.
• Review maintenance, compliance, financial and tenant information provided by the managing agent, challenging performance where required.
• Act as the client-side representative and ensure commercial properties are maintained to the required standard.
• Support the procurement process for the appointment of a new managing agent.
• Manage relationships with tenants, landlords, clients, contractors, solicitors, accountants and asset managers.
• Conduct property inspections, monitor lease compliance and arrange repair notices where required.
• Coordinate tenant and residential repairs, including issues arising from property defects.
• Manage site expenditure and service charge budgets, ensuring financial targets are achieved.
• Maintain accurate tenancy schedules, financial records and key property dates.
• Liaise with accounts teams regarding invoicing, rent collection, service charge recovery and additional charges.
• Support the management of debtors and issues affecting wider asset strategies.
• Manage maintenance contracts and contractor performance across internal office environments.
• Conduct regular inspections of common areas and ensure statutory compliance and health and safety requirements are met.
• Oversee asbestos compliance, including registers, surveys and management plans.
• Develop and implement planned maintenance and refurbishment programmes.
• Manage landlord utility contracts and sub-metering arrangements.
• Ensure properties are presented to a high standard and operated as efficiently as possible.
• Manage property and public liability insurance requirements, including claims and premium recovery.
• Support acquisition and disposal of assets where required.
• Deliver business rates mitigation strategies for vacant properties.
• Prepare regular reports covering occupancy, financial performance, debtors, service charge expenditure and management initiatives.
• Provide accurate and timely information to the Property Director and senior management team.

Requirements:

• Previous experience within property management, facilities management or a similar commercial property environment.
• Experience managing external contractors, managing agents and service providers.
• Strong understanding of property maintenance, compliance and health & safety requirements.
• Experience managing budgets, service charges, expenditure and financial reporting.
• Knowledge of lease compliance, tenant management and commercial property operations.
• Experience dealing with a wide range of stakeholders, including tenants, landlords, contractors and professional advisers.
• Strong organisational and communication skills, with the ability to manage multiple properties and priorities.
• Experience with compliance areas such as asbestos, planned maintenance and statutory inspections would be advantageous.
• Hold a Full UK Driving License and access to a vehicle.
