A Local Authority in Uxbridge, West London is currently seeking an experienced Stock Condition Surveyor to join its Capital Programme Works Service.
This is an excellent opportunity for a building surveying or housing professional to play a key role in maintaining accurate, up-to-date information on the condition of the Council’s housing stock and helping to shape future planned maintenance and investment programmes.
The successful candidate will be responsible for carrying out detailed stock condition surveys across Council-owned and leased properties, assessing properties against the Decent Homes Standard, applying HHSRS principles, identifying repair and investment requirements, and ensuring survey information is accurately captured within the Council’s asset management systems.
The Role
As a Stock Condition Surveyor, you will undertake inspections across a diverse housing stock, including individual properties, blocks of flats and wider estates.

- Carrying out comprehensive stock condition surveys of Council-owned and leased properties.
- Assessing properties against the Decent Homes Standard and considering Housing Health and Safety Rating System (HHSRS) requirements.
- Inspecting the condition of buildings, estate boundaries, footpaths, communal areas and blocks of flats.
- Identifying defects, maintenance requirements and potential investment needs.
- Preparing outline schedules of works to support budget costings and future planned maintenance programmes.
- Identifying urgent repair requirements and ensuring these are appropriately referred for action.
- Carrying out periodic fire risk assessments of blocks of flats.
- Undertaking ad hoc building surveys, including surveys associated with Right to Buy applications and the preparation of Energy Performance Certificates (EPCs).
- Accurately recording and uploading survey information using specialist surveying software and asset management systems.
- Maintaining high-quality stock condition data and supporting regular data validation and auditing exercises.
- Preparing reports and attending meetings where required.
- Responding to queries arising from survey findings and collected data.
- Working closely with residents, contractors, consultants and internal Council teams.
- Providing accurate information to help inform current and future planned works programmes.
- Identifying opportunities to improve surveying processes, systems and service delivery.
We are looking for a practical and experienced Stock Condition Surveyor / Building Surveyor with a strong understanding of social housing, property maintenance and asset management.
You will ideally have:
- An HNC, HND or degree-level qualification in building, construction or a related discipline, or equivalent relevant experience.
- A relevant professional qualification covering data management, preferably within building or construction.
- At least 3 years' experience within building design, maintenance, stock condition surveying or a closely related discipline.
- Strong knowledge of the Decent Homes Standard and Housing Health and Safety Rating System (HHSRS).
- Good general construction knowledge, including an understanding of mechanical and electrical installations.
- Knowledge of Building Regulations, Disabled Access, Fire, CDM and Health & Safety legislation.
- Experience maintaining property records and working with databases, spreadsheets and reporting systems.
- Experience using asset management systems and specialist surveying software.
- Strong IT skills, including Microsoft Office.
- Excellent written and verbal communication skills.
- The ability to communicate effectively with residents, contractors, consultants and internal stakeholders.
- A methodical and organised approach, with the ability to manage your own workload and meet deadlines.
- A strong understanding of customer care and the importance of delivering a high-quality service to residents.
- The ability to identify risks and promote a positive approach to risk awareness.
- A full UK driving licence and access to a vehicle, as the role involves visiting properties across the Council's housing stock.
- The ability and willingness to access buildings, properties and external areas, including uneven or rough ground, as required.
