Legal Disrepair Surveyor

Job Description

A Housing Association based in Hertfordshire is looking for a Legal Disrepair Surveyor to join their team. This is a full time, temporary ongoing agency role and the successful candidate will have a full relevant Surveying qualification, experience in Construction and Repairs projects, experience with Legal Disrepair works and ideally experience in a similar local authority or housing role.

The main purpose of the role is to be responsible for pre/post-inspection and reports for responsive repairs, void works and cyclical repairs within the relevant area of operation, consulting and engaging with customers, leaseholders and with internal and external stakeholders in the region.

The successful candidate will need to demonstrate the following;

Diploma in Surveying, Property and Maintenance Level 3

Membership of a relevant professional body e.g. RICS or CIOB

Knowledge of the Social Housing Sector and awareness of its regulations

A demonstrable knowledge of building construction, building standards, planning regulations,

regulatory standards, health & safety and other legislation relevant to asset management.

Knowledge of financial management and controls within a contractor management and day to day

repairs delivery context and ability to flag adverse spend and mitigate risks of overspends.

Knowledge of effective professional surveying service for responsive repairs, voids and aids and

adaptations to high levels of customer satisfaction

The main responsibilities associated with this Legal disrepair Role are;

  • Aids and adaptions feasibility inspections
  • Day to day reactive repair inspections
  • Major Void inspections
  • Post inspections
  • Party wall notices
  • Insurance/Structural /fire damage joint visits with loss adjusters
  • Individual Complex cases ie mini projects
  • Familiar with specifications and using SOR codes
  • Damp and condensation inspections

The candidate needs to have developed/extensive experience of managing LDR, environmental health enforcement related case work and complaints. The main must have is LDR project management for want of a better term as we want this person to co-ordinate and manage (and actively involve in the detail) for all our LDR cases across the patch.

The client is looking to move quickly with appointing to this position and as such is offering an hourly rate of £25 - £28 p/hr Umbrella Ltd (Approx. £620 - £690 p/week NET after deductions).
