An exciting opportunity has arisen for an experienced Commercial Surveyor to join a leading housing and property organisation dedicated to creating thriving communities and delivering high-quality homes and accommodation services.
This role will focus primarily on responsive repairs, maintenance, voids and general surveying services across a diverse residential portfolio, including student and keyworker accommodation. You will play a vital role in ensuring properties are maintained to the highest standards while delivering excellent customer service and value for money.
Working closely with internal stakeholders, residents, contractors and partners, you will take ownership of projects from initial inspection through to completion, ensuring compliance with all statutory, regulatory and contractual requirements.
We're looking for a proactive and customer-focused surveyor with strong technical knowledge and excellent contract management skills.

Key Responsibilities
- Deliver an effective surveying service across residential accommodation portfolios.
- Lead the end-to-end management of responsive repairs, maintenance and void works.
- Diagnose building defects and prepare detailed specifications for remedial works.
- Procure and manage contractors, obtaining quotations, estimates and tenders in line with procurement procedures.
- Monitor project delivery, ensuring works are completed on time, within budget and to the required quality standards.
- Carry out site inspections, quality checks and contractor performance reviews.
- Ensure compliance with Building Regulations, Health & Safety legislation and CDM requirements.
- Undertake Health & Safety audits and spot checks to ensure safe working practices.
- Manage complaints effectively, taking ownership and providing clear written responses.
- Maintain accurate records relating to repairs, projects, budgets and contractor performance.
- Project manage planned and major works programmes from inception through to completion.
- Build strong relationships with residents, colleagues, contractors and stakeholders, ensuring excellent communication throughout all projects.
- Provide technical advice and guidance on construction and building-related matters.
- Degree or equivalent qualification in Building Surveying or a related discipline.
- Minimum of 2 years' experience within a residential surveying environment.
- Strong understanding of building defects, repairs and maintenance.
- Knowledge of Building Regulations, CDM Regulations, Landlord & Tenant legislation and planning requirements.
- Experience managing contractors and overseeing repairs and maintenance programmes.
- Ability to prepare specifications, schedules of work, cost estimates and contract documentation.
- Experience managing budgets and monitoring contractor performance.
- Full UK driving licence.
- Membership of RICS, CIOB or a similar professional body.
- Experience working with both Schedule of Rates (SOR) and non-SOR contracts.
- Experience within social housing, student accommodation or keyworker housing environments.
- Knowledge of contract management frameworks and procurement processes.
- Excellent verbal and written communication skills.
- Strong stakeholder management and customer service focus.
- Highly organised with excellent attention to detail.
- Confident decision-maker with strong problem-solving abilities.
- Ability to manage multiple priorities and work independently.
- Strong negotiation and influencing skills.
- Commercial awareness with a focus on quality, compliance and value for money.
- Proficient in Microsoft Office and digital property management systems.
- Salary of £47,000 - £51,000 per annum.
