Service Care Solutions have a vacancy for an Estates Service Officer to join local authority based out of Islington, North London.
This is a full time temporary opportunity for someone with looking for future growth.
Key responsibilities will include the:
Management and Supervision
- Manage a team of caretakers ensuring estates are maintained to the highest quality
- To be a motivational leader - coaching, inspiring, supporting and guiding your team to achieve their personal and service objectives
- To develop a thorough knowledge of caretaker tasks and frequencies, Council HR procedures and relevant legislation and be able to implement these
- Effectively manage performance
- To ensure that appropriate staffing levels are maintained
- To ensure caretaker lodges and welfare facilities are compliant with relevant health and safety regulations
- To ensure caretakers order the appropriate levels of cleaning products, and they have adequate supplies to carry out duties
- To provide caretaker supervision on a rota basis at weekends
- To assist as required in the measurement of caretaker workloads
- To have oversight of accurate records relating to caretakers storage and maintenance of machinery, materials and equipment
- Have an oversight of audit records for caretaker stores
Service Delivery
- To regularly inspect and monitor the estate services
- To ensure health and safety related tasks, including fire safety inspections and fire risk assessments actions are conducted and completed within target times
- Ensure the effective identification, ordering and tracking to completion, of all communal repairs, including urgent H&S and emergency repairs
- To respond to emergencies and to provide assistance to residents, emergency services, utility companies etc
- To work collaboratively with the Tenancy and Community Safety teams, Police and Special Project Teams to help address anti social behaviour
- To liaise with Tenancy Management on matters relating to the general tenancy conditions including breaches
- To be proactive and work in partnership with the Community Development Team and other agencies
- Collaboratively work with other Council teams and partner agencies when dealing with multi-faceted or complex issues
- To act as the link with Tenant Management Organisations
- To liaise with Tenants and Residents Associations (TRAs), leaseholder groups, Tenant Management Organisations and other bodies, on matters relevant to the estate
- To carry out periodical joint inspections of all estates within your management area
- To present your ideas for service improvements
- Develop a thorough knowledge of the communities and neighbourhoods served
- To make recommendations for the improvement of communal areas and estates grounds
- To provide well-composed, factually and grammatically correct responses
- To provide concise, factually correct and polite responses to verbal enquiries from Council staff, residents and other agencies
- To produce estate development plans, including proposals for improvement
- To maintain your estate performance reports, keep accurate records for all areas of your work and produce these when required by management
- To use the agreed IT systems provided for recording information in relation to caretaking and fire safety inspections and other work streams as required, including any new IT systems as introduced
- To undertake other duties commensurate to the grade of the post as directed by management
